Below we answer some of the most common questions that clients ask when planning their garden studio.
Do I require planning permission for my garden studio?
No, not if your floor area is under 15 square metres. Gardens rooms of this size fall under permitted development. If you floor area is between 15 and 30 square metres then a 1 metre boundary needs to used around each side if this can't boundary can't be reached then you will need building regulations to protect the building from fire. Garden rooms cannot exceed 2.5 metres at eves height.
How big can my garden room be?
Technically you can build over 30 square metres if your space allows however you will need to obtain building and planning permission.
Is it possible to have a toilet in my studio?
Yes, if you are above the drains and connect to it. Permission maybe required from your water authority.
What can I use my garden room for?
You can use your garden space for anything including office space, home gym, storage room, games room, pool room, and more! It is not permitted to use this space for overnight accommodation.
Is it possible to run electricity and water to my garden room?
Yes, in both cases. Electricity requires and armoured cable from a suitable consumer unit. Water needs to be insulated below ground and connected to the mains.
I would like my own bespoke design and specification for my garden room. What would be the process for this type of build?
Often clients would like their own custom design and spec and so we are used to working with a clients individual and bespoke needs. We would firstly schedule a meeting and where we can survey the site, discuss your needs, size, spec, suitability of site and answer any questions that you have. From this initial meeting we would be able to complete a design drawing and detailed quotation.
What would the next steps be if I want to go ahead with the build of my garden room?
If you are happy with the design drawing and quotation we would provide a contract of work. Once this is signed and agreed we ask for a 10% deposit and agree a date to start. At the start date we then require a further 40% payment and the balance is payable on completion.
How long does it take to build a garden room?
Our builds take anywhere between 10 to 15 working days depending on size and spec. We build on site not from prefabricated panels.
Do you only serve the West London area?
No, but we mainly work within the West London postcodes plus Richmond, Twickenham, Isleworth and Hounslow areas. We will travel inside the M25 area to build your bespoke garden room.
